Large insulated building. Two roof styles.
190 sq ft of finished space supports two-room layouts, dedicated workshops with finished interiors, or substantial single-purpose rooms.
Two-Room Capable
The smallest DuraMax insulated footprint where a partition wall creates genuinely usable two-room layouts - sleeping plus living, public plus private, office plus storage.
Electrical-Ready
Neither comes pre-wired. Both designed to accommodate residential service. Most owners install sub-panels with 4-6 dedicated circuits at this size.
15-Year Warranty
DuraMax limited manufacturer warranty on both. We coordinate any warranty claim directly with DuraMax engineering.
Cabin or modern studio?
Same 19x10 footprint, two different architectural intents.
Gable Top 19x10
Pitched roof reads as a credible backyard cottage. At this size, with bed setup, climate control, and a small bathroom, it can function as a true guest house or short-term rental.
Flat Top 19x10
Flat-roof profile at the larger 19 ft width feels substantial and intentional. Best for backyard offices for modern homes, large studios, dedicated home gyms.
Partition wall = two rooms
Install a partition wall down the middle (DIY after assembly) to create two 19x5 rooms - sleeping plus living, office plus reception, public plus private.
Questions about 19x10 insulated buildings.
Can I really use it as a guest house?
Yes - the Gable Top 19x10 is the smallest DuraMax insulated building where this is genuinely viable. With a 4-inch slab with plumbing rough-in, a small bathroom built within (3x6 or 4x5 ft is enough for toilet plus shower), kitchenette area, and proper climate control, you can build a fully-functional guest casita. Permits at this size will include plumbing and electrical inspections. Check with local code about short-term rental zoning if that is the plan.
Do I need a permit?
Yes, plus likely structural engineering letters. At ~190 sq ft, this size always requires permits in every jurisdiction. Plumbing or sub-panel electrical adds inspection requirements. Permitting is the customer's responsibility per our policy. Allow 3-8 weeks for the full permit process.
What two-room layouts work?
The 19 ft width supports a partition wall down the middle creating two 19x5 rooms (sleeping + living, office + reception, public + private), or a partition off-center creating one 12x10 main room and one 7x10 secondary room (office + closet/storage, gym + locker area). The partition is DIY after the structure is built.
What foundation do I need?
A 4-inch concrete slab with rebar at minimum; your local code may require 6 inches at this footprint. If you plan plumbing, run rough-in through the slab before pouring. Confirm specifications with your local building department.
How do I climate control it?
A ductless mini-split system is the standard choice at this size - typically a 12,000-18,000 BTU unit covers a 19x10 building comfortably. Cost runs $2,000-$4,000 installed. For budget setups, a window AC plus electric space heater works but is less efficient. The insulated panels do most of the thermal work.
How long does installation take?
2.5-4 days for two people. The longer wall and roof runs make professional crews common at this size. Hiring a 2-person contractor crew typically runs $2,500-$4,000. Installation manuals on our manuals page.
What is the warranty?
DuraMax's 15-year limited manufacturer warranty on insulated panels, structural framing, doors, windows, and hardware. Non-transferable. Full coverage details on our warranty page.
About DuraMax 19x10 Insulated Buildings
The DuraMax 19x10 insulated building lineup is the large end of the standard insulated building family, sitting between the 16x10 (mid-size) and 22x10 (largest). At ~190 square feet of finished floor space, the 19x10 opens up use cases the smaller models cannot support: two-room interior layouts with a partition wall, dedicated finished workshops with bench space across the width plus walking room, substantial single-purpose rooms like a yoga studio or home gym with full equipment, or guest casita configurations with sleeping area plus living area in one finished structure.
The two-room option is what differentiates the 19x10 from the smaller insulated buildings. By installing a partition wall down the middle (DIY after assembly), you can create a 19x5 sleeping area and a separate 19x5 living or office area, or split the building between a public-facing reception area and a private work area. This is the smallest DuraMax insulated footprint where the two-room layout is genuinely usable rather than cramped.
The Gable Top Insulated Building 19x10 (SKU 30962) has a traditional pitched gable roof. The cabin or cottage aesthetic at this size makes it a credible guest casita or backyard cottage. With a proper bed setup, climate control, and a small bathroom built within (the building is large enough to accommodate it), the 19x10 Gable Top can function as a true guest house or short-term rental.
The Flat Top Insulated Building 19x10 (SKU 30862) brings contemporary architectural design at the larger scale. At 19 ft wide, the flat-roof profile feels intentional and substantial - this is the choice for backyard offices for modern homes, dedicated studios with deliberate aesthetic intent, large home gyms, or any use where the building is meant to read as deliberate architecture.
Both buildings use the same insulated panel construction with walls and roof that hold heat or A/C. Both ship electrical-ready - hire a licensed electrician to install a sub-panel and run circuits for outlets, lighting, climate control, and any specialty needs. Most owners at this size install a ductless mini-split system for full climate control and a sub-panel with 4-6 dedicated circuits.
Permits: at ~190 sq ft, the 19x10 always requires a building permit. Most municipalities also require structural engineering letters at this size. If you plan to install plumbing (small bathroom, kitchenette), expect additional permitting and inspections. Allow 3-8 weeks for the full permit process before placing your order. See our permits policy.
Foundations should be a 4-inch concrete slab with rebar (your local code may specify 6 inches at this footprint). If you plan to install plumbing, run the rough-in through the slab before pouring. Confirm with your local building department.
Installation takes 2.5-4 days for two people. The longer wall and roof runs and the precision required for the insulated panel system make hiring a professional crew the more common path at this size. Typical contractor cost: $2,500-$4,000 for a 2-person crew over 2-3 days.
If you need the largest insulated building DuraMax offers, look at 22x10 insulated buildings. If 19 ft is more than you need, the 16x10 insulated buildings or 13x10 insulated buildings are the smaller alternatives.
