Questions about Imperial metal garages.

Is the Imperial really a 2-car garage?

It is a tandem 2-car configuration - two vehicles parked nose-to-tail, not side-by-side. At 12 ft of drive-in width, the Imperial cannot fit two cars side-by-side (a true side-by-side 2-car garage needs 20-24 ft of width). The 12x20 fits two compact cars tandem; the 12x26 fits two full-size vehicles tandem. For side-by-side 2-car, you would need stick-built construction or a different manufacturer.

Vinyl or metal - which should I pick?

Pick metal Imperial if you want the wider 12 ft drive-in (for trucks, tandem 2-car, or vehicle + side workshop), prefer the industrial aesthetic, or live in a heavy-snow region where metal's higher snow load matters. Pick vinyl 1-car garages if 10.5 ft of width is enough, you prefer the warmer aesthetic of vinyl, want a longer warranty (15 vs 10 years), or want a single-vehicle configuration in lengths from 15.5 to 30.5 ft.

Do I need a permit?

Yes. Both Imperial sizes (240 and 312 sq ft) always require permits, and most municipalities also require structural engineering letters at this size. Permitting is the customer's responsibility per our policy. Allow 2-6 weeks for the permit process.

What foundation do I need?

A 4-inch concrete slab with rebar for the 12x20, or 6 inches at the 12x26 size per typical local code. Both sizes ship with the integrated anchored foundation framework. Confirm slab specifications with your local building department.

How long does installation take?

2-3 days for two people on the 12x20, 3-4 days on the 12x26. The all-steel construction requires precise alignment and most buyers at this size hire a 2-person contractor crew. Typical contractor cost: $2,000-$4,000. Installation manuals on our manuals page.

Can I run electric to it?

Yes - and at this size most owners install a sub-panel rather than a single circuit. Multiple outlets for tools, overhead lighting, EV charging, and potentially climate control benefit from dedicated breakers. Hire a licensed electrician. Plan $2,500-$5,000 for a workshop electrical setup with sub-panel at this size.

What is the warranty?

About DuraMax Imperial 2-Car Metal Garages

The DuraMax Imperial metal garage series is the only 2-car-capable garage kit DuraMax offers. At 12 ft of interior width (compared to 10.5 ft on the vinyl line), the Imperial gives you enough drive-in clearance to park two compact vehicles tandem (one behind the other), one full-size vehicle with significant walk-around space for workshop use, or any heavy-duty or specialty vehicle that needs more than the standard 1-car footprint. Available in two lengths: 20 ft (~240 sq ft) and 26 ft (~312 sq ft), each in dark gray with white trim or light gray with off-white trim.

The 12x20 Imperial accommodates two compact vehicles in tandem (each under ~14 ft) with about 2 ft of working clearance between them, or one full-size truck like an F-150 SuperCrew or Ram 1500 Crew Cab with significant front and side walk-around space (the extra 1.5 ft of width over the vinyl 10.5 ft kits is meaningful for door clearance and walking around the vehicle). At 240 sq ft, this is also the size buyers pick when they need one vehicle plus a real workshop bay along the back wall, or want enough room for a workshop with materials storage without any vehicle inside.

The 12x26 Imperial is the larger of the two and is the true 2-car-tandem configuration. Two full-size vehicles parked nose-to-tail, each up to ~12-13 ft, fit with reasonable working space. This is the choice for a family with one daily driver and one secondary vehicle (a weekend car, classic car, or RV being stored). It is also the size buyers pick when they want maximum vehicle-plus-workshop - a full-size truck in the front 22 ft with a complete workshop end in the rear 4 ft including workbench, tool chest, and floor space.

Both lengths come in two color combinations: dark gray with white trim for a more traditional residential look, and light gray with off-white trim for a softer aesthetic that pairs with light-colored homes. Both color combinations use the same UV-resistant powder-coat finish over galvanized steel construction.

The Imperial line is different from the vinyl garages in construction: galvanized steel panels, steel framework, powder-coat finish. The trade-off compared to vinyl: less aesthetic warmth (metal reads more industrial), but better impact resistance, higher snow load tolerance, and a sleeker contemporary profile if you want metal aesthetics. The Imperial carries a 10-year manufacturer warranty on construction and finish, compared to the 15-year warranty on the vinyl garages.
