Commercial property perimeter fencing has different requirements than residential. The fence runs longer (hundreds of linear feet for many commercial sites), gets inspected by property managers or insurance auditors, and represents a meaningful investment that needs to look professional for many years. The traditional choices are wood (looks great new, requires painting/staining every 3-5 years, replacement after 15-20 years) and chain link (cheap up-front, industrial aesthetic, rust and tension issues over time). Vinyl perimeter fencing solves the maintenance and aesthetics problem at a competitive total-cost-of-ownership.

The 3 Rail Vinyl Perimeter Fence (DRR3) is a ranch-style three-rail design at 4.5 ft tall by 16 ft long per panel. The open ranch-rail aesthetic is the right choice for: property boundary marking where you need to define the perimeter without privacy concerns (large commercial lots, parking lot perimeters, business park boundaries), ranch and equestrian operations needing functional perimeter fencing without complete visual blocking, and commercial landscaping where the fence is part of the property aesthetic rather than a security feature. The 4.5 ft height meets most perimeter marking requirements without being so tall as to feel oppressive.

The Privacy 12 inch T&G with Center Rail (DRPV17) is a full-privacy tongue-and-groove panel kit. The 12-inch tongue-and-groove panel design provides complete visual privacy without gaps. The center rail adds structural rigidity for the panel height. Best for: commercial property privacy (back-of-house yards, equipment storage areas, dumpster enclosures, employee outdoor spaces), property-line privacy where you want to block visibility from neighboring properties or streets, and noise reduction as a secondary benefit (solid vinyl panels reduce noise transmission compared to open rail or chain link).

Both products use the same DuraMax vinyl construction - UV-stabilized vinyl resin that does not fade, chalk, peel, or need painting. Reinforced internal structural cores handle wind loads typical of commercial installations. Modular kit design means you can build any perimeter length by combining the right number of panel kits plus the appropriate posts, caps, and gate hardware (sold separately - see our fence hardware collection).

Installation requires posts set in concrete footings (typical residential vinyl fence post setting: 30-36 in depth in concrete; commercial may go deeper depending on local code and wind exposure). The panels then slide into the post slots and lock in. Hire a commercial fencing contractor for runs over a few hundred linear feet - the cost difference vs DIY is small relative to the total project cost, and professional install ensures consistent post spacing and alignment.

Total project cost: typical commercial perimeter run with the 3 Rail product runs $25-40 per linear foot installed (DIY) or $35-55 per linear foot (professional install). The privacy product runs $35-50 (DIY) to $55-75 (professional) per linear foot. Compare to wood at $40-65 per linear foot with 5-year repainting cycles, or chain link at $20-30 per linear foot but with 10-15 year replacement cycles.
