Can I really use these as ADUs?
The structures support ADU function, but ADU status requires zoning approval from your municipality. Every jurisdiction has its own ADU rules. The buildings in this collection are sized and built to satisfy most ADU requirements, but you need to confirm with your local planning department before ordering. California, Oregon, and parts of Washington have streamlined ADU rules; most other states do not.
Do I need a permit?
Yes, plus zoning approval, structural engineering documentation, and plumbing/electrical inspections. ADU permitting is the most involved permitting process in residential construction. Allow 6-12 weeks for the full process. Permitting is the customer's responsibility per our policy.
What does the kit not include?
The kits include insulated panel walls and roof, structural framework, doors, windows, and assembly hardware. They do not include: the foundation slab, plumbing (rough-in and fixtures), electrical service, interior finishing (drywall, flooring, paint), kitchen and bathroom fixtures, or climate control (mini-split or other HVAC).
What is the total project cost?
The kit is the smaller portion of total ADU project cost. Typical breakdown for a finished 200 sq ft ADU: kit and shipping ~$10-20k, slab + plumbing rough-in ~$4-7k, electrical service ~$2-5k, plumbing fixtures ~$2-5k, interior finishing ~$5-12k, climate control ~$2.5-4.5k, contractor labor ~$10-25k. Total finished project: $35k-$80k depending on jurisdiction and finishes.
How long does installation take?
Kit structural assembly: 2-5 days for a 2-person professional crew depending on size. Full ADU project from permit to occupancy: typically 3-9 months including permitting, foundation, structural assembly, plumbing/electrical, interior finishing, and inspections.
What is the warranty?
DuraMax's 15-year limited manufacturer warranty on the kit (insulated panels, framing, doors, windows, hardware). The warranty does not cover your plumbing, electrical, interior finishing, or any non-DuraMax components. Full details on our warranty page.

The critical distinction for ADU buyers: building a structure capable of ADU use and getting it approved as an ADU are two different processes. The buildings on this page can structurally support ADU function, but every municipality has its own ADU rules covering minimum sq ft, kitchen requirements, bathroom requirements, fire-rated construction, setbacks, parking, owner-occupancy, short-term rental allowance, and dozens of other variables. Most buyers should have a planning department conversation before ordering to confirm what is required in their specific jurisdiction.

What you provide: the slab (typically 4-6 inches of concrete with rebar, with plumbing rough-in installed before pouring), the plumbing, the electrical service from the main panel, the interior finishing (drywall, flooring, paint, trim), the kitchen and bathroom fixtures if applicable, and the climate control system (typically a 12,000-24,000 BTU ductless mini-split).
